CASE # ~/~ <br /> <br />REQUEST FOR SITE PLAN REVIE~,~,W., OF DAVE PERKINS CONTRACTING: <br />CASE OF DAVE PI~[KINS cONTRACTING <br /> By: Breanne Dalnes, Associate Planner <br /> <br />B a c kgr{~ und: <br /> <br />Dave Perkins Contracting submitted a site plan on September 6, 2005, revised October 7, 2005 to <br />construct a 20,000 square foot office/warehousing facility at the site generally located at 147 <br />,r~,venue NW and Limonite Street NW. <br /> <br />The following items are enclosed for your information: <br /> <br />b) <br />¢) <br />d) <br /> <br />Site location map <br />Site plan <br />Building Elevations : <br />City Staff review letter dated September 27, 2005, revised October 19, 2005 <br />Draft Development Permit <br /> <br />Observations: <br /> <br />Dave Perkins Contracting is proposing to construct a 20,000 square foot office/manufacturing <br />~'acility with a second floor mezzanine at 143rd Avenue and Limonite Street, legally described as <br />I~ot I: Block 2, Gateway North Industrial Park. The property is zoned E-2 Employment. Office <br />and warehousing is permitted within this district. <br /> <br />Thc proposed building has total lot coverage' of 23% and conforms to all required setbacks. <br />~guildin. g materials are satisfactory and consist of pre-cast, concrete panels and multiple windows. <br />Additionally, the site plan meets all parking requirements and landscaping and lighting <br />~'eguladons. <br /> <br />There are some minor details missing from the ~adingand drainage plans, which-is addressed in <br />~he staff review letter. <br /> <br />The applicant has requested to install Class V surface in the rear of the'proposed building. While <br />not generally allowed by City Code, the size and weight of the equipment and machinery used in <br />Dave Perkins contracting business requires the use of Class V. The use of Class V materials is <br />subject to City Council approval. <br /> <br />The applicant will need to pave Limonite Street in order to gain access from it, and has been <br />asked ~o submit a revised site plan and grading and drainage plan indicating, the intent to do this <br />work. The Engineering Department is working with the applicant to ensure that the paving work <br />is completed according to City standards. <br /> <br />The C'it7 of Ramsey is paying for the sewer and water trunk and lateral fees and park dedication <br />fees through a business subsidy agreement as outlined in the Development Permit. The trail fee <br />and stormwater management fee are the responsibility of the developer. <br /> <br /> <br />
