Proposed grades for street / curb and gutter along Limonite Street <br />Limonite Street must be paved to City. of Ramsey standards with concrete curb <br />and gutter matching the width of the existing curb radii <br />Street grades and slopes on Limonite Street must be approved by the City <br />Engineer before construction begins <br />Check driveway radii to. accommodate semi trucks <br />Check the possibility c>f draining west parking lot to the north <br />Show city details for curb and gutter, minimum paving standards,storm manhole <br />Provide detail for providing fabric under the apron <br />Extend the existing sanitary sewer and watermain down Limonite Street to the <br />southern property line. This will be paid and negotiated by the City Engineering <br />Department. <br />Grade ditch south along Limonite Street, east along I43rd Avenue to drain into the <br />pond east of Jasper Street <br /> <br />The stormwater calculations must be submitied 'to the Lower Rum River Water <br />Management Organization (LRRWMO) for review and approval. A permit must be <br />obtained from the LRRWMO. A NPDES permit is also required with. a courtesy copy of <br />the permit sent to the City of Ramsey. <br /> <br />Access: The site proposes two accesses from Limonite Street. This street is currently <br />unpaved, and will need to be paved with bituminous, and installation of curb and gutter is <br />required. Otherwise, access cannot be granted from Limon/te Street. <br /> <br />Ground Cover: The total irqpervious surface coverage will be 81.2%, leaving 18.8% <br />green space. All unimproved areas must be sodded, except where Class five is indicated. <br />Any alternative to sod w. ill require City Couricil's approval. Additionally, all landscaped <br />areas are required to have an underground irrigation system. <br /> <br />Stormwater Management Fee: All proposed site plans are subject to a storrnwater <br />management fee of $3,835 per acre, for a total of $7,670 due before the issuance of a <br />building permit. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid by the <br />City of Ramsey, as part of the Business Subsidy Agreement through the .Economic <br />Development Authority. <br /> <br />Park Dedication Fee: Park dedication charges will be paid by the City of Ramsey, as <br />pa~ o£ the Business Subsidy Agreement through the Economic Development Authority. <br /> <br />Trail Fee: This site is subject to a trail fee of$2,180. <br /> <br />REU Number: This property will be subject to a storm water utility charge. The <br />quarterly charge.is dependent upon the number Residential Equivalent Un/ts (tLEU) <br />calculated for this property. The total impervious coverage is 81%, resulting in an REU <br />of 7.8 for the site. <br /> <br />-173- <br /> <br /> <br />
