The p,voposed building uses primarily'two materials: <br />random rib precast, which is permitted by the City Code, and 30 windows.. <br />Any signs to be erected require a separate sign permit. <br /> <br />Off-Street Parking - Spaces 'Required: The proposed project requires a total of 39 <br />stalls of parking. Every 300 square feet of office space requires 1 stall, for a total of 27 <br />stalls. Every 1,000 square feet of' storage/manufacturing area requires 1 space, for a total <br />of 12 required stalls. Thirty stalls are proposed with an additional 15 stalls as proof of <br />parking. <br /> <br />Off-Street Parking - Design: The site plan indicates that the parking lot will be blacktop <br />with concrete curbs and gutters. <br /> <br />Areas designated for the storage of heavy equipment can.not exceed 30 percent of the <br />total site area. Th_is area must be less than 26,000 square feet is size, unless a conditional <br />use Permit is ganted. Storage of heavy equipment on a Class Five surface is subject to <br />City Council approval. <br /> <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />illumination of the public streets. The submitted lighting plan conforms to City standards <br />if the bulbs in the exterior light posts are not visible from surrounding properties. <br /> <br />Landscaping: The following comments are offered regarding the landscaping plan dated <br />September 6, 2005: <br /> · The black hills spruce tree adjacent to the northwestern most parking stalI should <br /> be moved closer to the property line to avoid a possible future conflict with the <br /> lower limbs and a parked vehicle. <br /> · The size of the blue chip juniper at installation should be two (2) feet in width, not <br /> height, based on the plant's ~owth characteristics. <br /> · Balled and Burlap trees shall have the wires removed and burlap cut back as much <br /> as possible. <br /> · Trees shall be planted so that the root flare is at grade level. <br /> · If pruning is necessary, the cuts should be made at the branch bark collar, not <br /> flush with the bark. <br /> · No trees can be installed within fifteen (15) feet of a hydrant. <br /> <br />Tree Preservation Plan: We are in receipt of a tree inventory received October 7, 2005. <br />The inventory, is generally complete. After review.of the site, it is determined that there <br />are few significant trees on the site. However, there are a few young pines on the <br />southeast corner of the lot.
