Any signs to be erected require a separate sign permit. Off-Street Parking - Spaces 'Required: The proposed project requires a total of 39 stalls of parking. Every 300 square feet of office space requires 1 stall, for a total of 27 stalls. Every 1,000 square feet of' storage/manufacturing area requires 1 space, for a total of 12 required stalls. Thirty stalls are proposed with an additional 15 stalls as proof of parking. Off-Street Parking - Design: The site plan indicates that the parking lot will be blacktop with concrete curbs and gutters. Areas designated for the storage of heavy equipment can.not exceed 30 percent of the total site area. Th_is area must be less than 26,000 square feet is size, unless a conditional use Permit is ganted. Storage of heavy equipment on a Class Five surface is subject to City Council approval. Lighting: All exterior lighting on the site must be arranged in such a way to avoid illumination of the public streets. The submitted lighting plan conforms to City standards if the bulbs in the exterior light posts are not visible from surrounding properties. Landscaping: The following comments are offered regarding the landscaping plan dated September 6, 2005: · The black hills spruce tree adjacent to the northwestern most parking stalI should be moved closer to the property line to avoid a possible future conflict with the lower limbs and a parked vehicle. · The size of the blue chip juniper at installation should be two (2) feet in width, not height, based on the plant's ~owth characteristics. · Balled and Burlap trees shall have the wires removed and burlap cut back as much as possible. · Trees shall be planted so that the root flare is at grade level. · If pruning is necessary, the cuts should be made at the branch bark collar, not flush with the bark. · No trees can be installed within fifteen (15) feet of a hydrant. Tree Preservation Plan: We are in receipt of a tree inventory received October 7, 2005. The inventory, is generally complete. After review.of the site, it is determined that there are few significant trees on the site. However, there are a few young pines on the southeast corner of the lot.
