The site is situated west of the Town C~nter. <br /> The project is compatible with the existing residential and commercial developments on adjacent lands. The <br /> surrounding land use is zoned residential and rural reserve on the north and northeast sides. To the southeast is the <br /> Town Center. On the west and northwest sides, the area is zoned for a Planned Unit Development (multi-use - <br /> residential and commercial). US Highway 10 runs along the south border of the project sit'e, and to the south of the <br /> highway the land is zoned residential. <br /> A Phase I Environmental Site Assessment was conducted by American Engineering Testing, Inc., dated October 7, <br /> 2004.
