Project Description <br /> <br />This document presents the traffic analysis for the proposed residential and commercial <br />developments for the Puke Homes properties in P,.amsey, Minnesota. These properties <br />a'e located no, th of US TH 10/169, south, of Alpine Drive NW, ;vest of Armstrong <br />Boulevard (CSAH 83), and east of Puma Street NW as shown in Fign. u'e l. The pla.nned <br />development as of April 2005 includes 871 housing tmi'ts consisting of 87 amall-lot <br />single-family homes, 82 Club Homes, 256 Court. Homes; 266 Village Rows, and <br />Aparm~ents. In addition to the residential developments, 8.4 acres has been set aside as <br />comn-tercia[ development with retail and office space'-and 19.4 acres has been set aside, as <br />an addition to the Ramsey Town Center that is currently under.construction. A <br />preliminm? site plan for each development is included in Appendix A. <br /> <br />TrafiSc operations were analyzed at five intersections around the development site. These <br />include the intersections of: <br /> <br />1. TH 10/169 at Alpine DriveNW <br />2. ?alpine Drive NW at Nutria Street · <br />3. Alpine Drive NW at Armstrong Blvd. (CSAH. 83) <br />4. Armstrong Blvd. (CSAH 83) at Industry Avenue <br />5. 'FrI 10/I69 at Armstrong Blvd. (CSAH 83) <br /> <br />[n addition, operations were an:.tl'yzed for proposed road connectiotm that will be in-place <br />sometime aiSer 2007. Specifically this option includes a grade-sepm'ated crossing over <br />TH 10 connecting up with a realigned Armsn'ong-Blvd., west of its current location. <br />With the new connections, operations were analyzed at the intersections off <br /> <br />1. TH 10/169 at Alpine Drive NW ' <br />2. Alpine Drive. NW at Nu.t~'ia Street <br />3. Alpine Drive NW at Armstrong Blvd. (CSAH 83) <br /> Re-Aligmed Armstrong Bird, (CSAH 8.3) at Industry Avenue <br />5. Old Armstrong Blvd. at Ind:ustls, Avenue <br />6. [ndusas, Avenue ~ Frontage Road (site internal) <br />7. TH [0/169 at I~e-Aligned Amastrong Blvd. (CSA&[ 8',3) Single-pOint <br /> Intersection <br /> <br />The first prwpose of this investigation was to analyze how well tt~e existing roadways, <br />[m~e layout, and traffic control handle the current traffic load as well as proposed <br />development traffic in the near ihture. <br /> <br />The second purpose of this investigation was to look at the mad alignment changes with <br />the proposed interchanges on TH 10/169 ~br. the future years of 201'7 and 2030, bod~ of <br />which include a proposed inrerclmnge of.~rmstrong BNd. over TH 10.
