CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br />CASE OF DYNA-PLAST/OLSON GENERAL CONTRACTORS <br />By: Jason Schmidt, Management Intern <br /> <br />Background: <br /> <br />Ed S orgatz, project coordinator for Olson General Contractors has applied for site plan <br />review [br an expansion to Dyna-Plast existing facility. Dyna-Plast is currently located at <br />I391 l Unity Street N.W in Business Park 95 6th Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />b) <br />c) <br /> <br />Notification: <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated October 28, 2005 <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The :site plan is proposing to construct a 5,760 square foot manufacturing addition onto <br />Dvn~.-Plast s existing 23,400 square foot facility. The subject property is 174,245 square <br />t'eet (4 acres) in size and is zoned E-1 Employment; the proposed addition is a permitted <br />use in this district. <br /> <br />The site plan is exceeding all setbacks and lot coverage has been calculated at 17%, <br />which is under the 45% maximum lot coverage restriction established in City Code. <br /> <br />No new accesses are proposed. <br /> <br />'['he proposed building addition will consist of exterior materials that will match the <br />existing building, which consists of a combination of common, single score, burnished <br />~md rock t'ace block. <br /> <br />Thc grading and drainage has been reviewed by the Engineering Department and the <br />existing curve numbers meet the requirements for the site. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review <br />[,cttcr. <br /> <br />The initial site plan for the existing building was subject to the approval of the Business <br />Parl< 95 Architectural Review Board, which is now abolished.
