Community Development Director <br /> <br />Background: <br /> <br />Shorewalk, LLC has submitted a sketch plan to develop the property east of Sunfish Lake with a <br /> <br />mix of single family and townhome <br />infbtTnation: <br /> <br />b) <br />c) <br />d) <br /> <br />units. The following items are enclosed for your <br /> <br />Site location map <br />Sketch Plan <br />Letter and pictures from Susan LaBonne dated October 26, 2005 <br />City Staff Review Letter dated October 28, 2005 <br /> <br />Noti fica tion: ~ <br /> <br />Owners of property within 700 feet of the proposed plat were notified of the application for <br />ske[ch plan review. <br /> <br />Observations: <br /> <br />The sketch plan for Shorewalk consists of approximately 90 acres on the east side of Sunfish <br />Lake. The developer is proposing to develop the property with 343 dwelling units; 71 single <br />family and 272 townhomes. <br /> <br />Ti~e property is zoned R- 1 Residential and up to 4 units per acre are permitted as a Planned Unit <br />Development (PUD) that includes townhomes. The development plan will require a rezoning to <br />D[~J[). r['lle gross density on the sketch plan is approximately 3.8 units per acre. At the time of <br />preliminary plat approval, the wetlands will have to be factored out of the calculation and <br />c()mpliance with the net density of 4 units per acre must be demonstrated. The single family lots <br />appear to be less than the minimum required in City Code; this deviation must be addressed as <br />pm~t c) f the PUD. <br /> <br />The sketch plan proposes connection to adjacent public streets in Fox Ridge 2nd Addition and <br /> ,~ rd st <br />Chestnut Ridge .~ Addition. Also, 151 Lane in Fox Knoll has been platted and constructed as <br />a permanent cubde~sac. However, it does have a 60 foot right-of-way at the common property <br />li~e with the proposed plat to provide for continuation to the south if necessary. Staff's opinion <br />is that this extension would have limited transportation benefits and may be eliminated if <br />warrantett. The plat will also have connection to Sunwood Drive and Sunfish Lake Blvd. Anoka <br />C~unty approval is required fbr the connection to Sunfish Lake Blvd. <br /> <br />II <br /> <br />119 <br /> <br /> <br />
