The sketch plan consists of one sheet prepared by <br />Landmark CBC. We offer the following comments: <br /> <br />General: The sketch plan proposes to develop the Thomas Kurak property east of Sunfish <br />Lake. The property, is currently used for agricultural purposes. The submitted sketch plan <br />shows a total of 343 housing units on approximately 90 acres. Of these 343 units, 71 are <br />proposed to be single family and 272 are proposed as townhome units. <br /> <br />Zoning: The property is currently zoned R-! Residential and is located in the Metropolitan' <br />Urban Service Area. A majority of the property is also located in the Shoreland Overlay <br />District for Sunfish Lake. <br /> <br />Density: City Code designates this area for low density single family residential <br />development not to exceed a net density of 3 units per acre; or up to 4 units per net acre if <br />townhomes are proposed as part of a Planned. Unit Development (PUD). The gross density <br />of the sketch plan is approximately 3.8 units per acre· Any wetlands present on the property <br />will need to be factored out and a net density will be determined at the time of preliminary <br />plat review. The net density of 4 units per acre will be applicable to this proposed PUD. <br /> <br />Planned Unit Development (PUD): The development of the property with a combination of <br />single family and town_home units will require rezoning the property to PUD, <br /> <br />Lot Size and Dimensions: The proposed single family lots appear to be smaller than the <br />minimum 10,800 square feet required. It is the City's understanding that you will be <br />proposing to deviate from these standards as part of the proposed PUD. <br /> <br />128 <br /> <br /> <br />
