.'~ketch Plan Review: Shorewalk <br />October 2,3, 2005 <br />Pa~e 4 o1"5 <br /> <br />Shoretand District: Portions of the proposed.parcel to be developed are contained in the <br />Shoreland Overlay District. Sunfish Lake is classified as a Recreational Development Lake <br />and lands within 1000 feet of the Ordinary High Water mark need to comply with the <br />shoreland regulations. A copy of the City's ordinance regarding Shoreland regulations is <br />attached. Compliance with the regulations must be demonstrated in the preliminary plat <br />submittal. <br /> <br />Envir{)nmental Assessment Worksheet (EAW): Because more than 80 acres of <br />agricultural, native prairie, forest, or naturally vegetated land is being converted to residential <br />use, an Environmental Assessment Worksheet (EAW) is required. The' EAW is a <br />requirement o~' the preliminary plat submittal. <br /> <br />Wetland Buffers. The City is in the process of adopting a wetland protection ordinance. A <br />portion of this development either abuts or contains wetlands and thus, will be expected to <br />~:ompIy with the wetland protection regulations. <br /> <br />t 6. Sidewalks. In accordance with City Code, sidewalks are required on one side of all non cul- <br /> de-sac streets. <br /> <br />Trail Development: The sketch plan will be forwarded to the Park Commission for a <br />recommendation on trail locations. <br /> <br />Park Dedication: The sketch plan Will be forwarded to the Park Commission for a <br />recommendation on park dedication. <br /> <br />Trail Fees: The City has enacted a trail fee that is collected prior to the plat being released <br />~'or recording at the County. The current rate is $550 per dwelling unit; the rate in effect at <br />the time o~' final plat approval will be collected. <br /> <br />20. Stormwater Management Fee: The City has enacted a stormwater management fee of <br /> $384.00 per unit. The rate in effect at the time of final plat approval will b.e collected. <br /> Payment of this tee will be required pr/or to recording the plat. <br /> <br />2!.
