The development will be served by municipal water and sanitary, sewer. City <br />sanitary services surround the site. The site can be adequately serviced by these utilities. <br /> <br />Tree Preservation. At the time of preliminary plat review, a tree preservation plan should <br />be submitted that identifies tree species (both common and Latin) and size, identify tree <br />removal limits, and the location of the tree save fences. The inventory must be conducted by <br />an ISA certified arborist. <br /> <br />Landscaping. There are two components to the landscaping requirements. One is specific <br />for the multi-family portion and the second is specific to the single-family portion of the <br />development. Each lot wi.rhXn the single-family portion of the developmem is required to <br />have at least two (2) shade trees installed in the front yard. There should be a mixture of <br />deciduous and coniferous plantings, with not less than twenty-five percent (25%) of either <br />type. Deciduous trees shall be a minimum of one (1) inch in caliper-and ever~eens rn~st be <br />at least five (5) feet in height. <br /> <br />In the multi-family portion of the development, the goal of the landscaping requirements is to <br />achieve a certain percentage of overall canopy cover on site rather than requiring a minimum <br />number of Stems. To achieve this, the total area of the Site must be determined, as well as the <br />amount of both pervious'and impervious square footage throughout the site. Determine the <br />ratio between impervious area and the entire site (R) and then multiply by the square footage <br />of pervious area. The resulting number is the minimum required square footage of canopy <br />cover. We strongly encourage plantings that exceed these minimum requirements. <br /> <br />A combination of deciduous and coniferous trees must be utilized to satisfy the canopy cover <br />requirements. The compliment of trees fulfilling the landscaping requirements shall not be <br />less than 25% deciduous or tess than 25% coniferous. Furthermore, no more than 25% of <br />canopy cover requirement shall be fulfilIed with the use of shrubs and/or ornamental trees. <br /> <br />The Ramsey Tree Book should be referenced to determine acceptable/preferred species that <br />are suitable for use in this area. The Ramsey Tree Book also includes the average canopy <br />cover square footage for all of the species within it. For reference, the formula used to <br />compute the average canopy cover of a species is as follows: <br /> <br />(((min. 4- max spread) / 4)2) * ,x (pi) ~ (0.65 for preferred or 0.5 for acceptable species) <br /> <br />All numbers used in calculating the planting requirements must be submitted with the <br />landscaping plan. <br /> <br />130 <br /> <br /> <br />
