PUBLIC., HEARING <br />REQUEST FOR PRELIMINARY PLAT AND PRELIMINARY SITE PLAN APPROVAL <br />OF RAMSEY TOWN CENTER 12th ADDITION; <br /> CASE OF RAMSEY TOWN CENTER LLC <br /> By: Sylvia Frolik, Asst. Community Development Director <br /> <br />Background: <br /> <br />Ram sey Town Center, LLC has submitted a preliminary plat and preliminary site plan to develop <br />72 townh~ome units in Ramsey Town Center 12th Addition. The proposed development is located <br />notlh o.l: Bunker Lake Blvd and west of the extension of Town Center Drive. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />C) <br />d) <br />e) <br /> <br />g) <br /> <br />Site location map <br />Preliminary Site Plan <br />Grading Plan <br />Overall Site Plan <br />Streetscape Plan <br />Interior Landscape Plan <br />City Staff Review Letter dated October 28, 2005 <br /> <br />N,o tit'ica tio n: <br /> <br />In accordance with City Code, residents within 700 feet were notified of the preliminary plat <br />public hearing. <br /> <br />Obscrvations: <br /> <br />Thc subject property is cttrrently zoned Town Center-4a Neighborhood'District (TC-4a). This <br />district allows for a mix of residential uses at a net density up to 10 units per acre. The total site <br />area. fi)r 8th, 9th, l0th and 12th Additions is 25.6 acres. This results in a net density of 8.9 units per <br />acre, including the 8th, 9th, l0th and 12th Additions. As additional development comes forward on <br />this sttc the overall density must remain below 10 units per acre. <br /> <br />Ti~e development is proposing 12 6-unit townhome structures. To date, the Applicant has not <br />submitted any architectural elevations. Staff' has requested that elevations be. available at the <br />Ptmming Commission meeting. It should be noted that the Town Center Development <br />Guidelines establish a brick enhancement threshold of 35% of the non-glazed area of the front <br />ih. ting wall, unless the building design is enhanced through other means such as covered porch <br />areas, broken roof lines, articulated faCade and material or color changes. The <br />mini mum/maximum building height in this district is 2-4 stories. <br /> <br />'I't~e maximum fi'ont yard setback from the sidewalk is 20 feet, and the minimum driveway length <br />is 25 l:'cct. All of' the buildings, except the building on Lot 1, comply with the maximum 20 foot <br />front yard setback. Realigning the building to meet the 20 foot setback rest'fiction will result in <br />extending the driveways beyond the 25 foot maximum.
