!0:~'est}ian friendly neighborhood with front doors wi{hin 20 feet of the sidewalk, City Staff <br />recommends that the Developer apply for a variance to maximum driveway length. <br /> <br />All of the streets (147th Terrace, Xenolith and Willemite have been dedicated on the final plat of <br />Ramsey Town Center 8th Addition as public, streets. The streets are being constructed in <br />accordance with the 8th Addition Development Contract. <br /> <br />The TC-4a District requires 2 off-street parking spaces for each unit; the double garages .and <br />driveways provide 4 off-street parking spaces for each unit. In addition, the site plan identifies <br />the inclusion of 15 guest parking spaces adjacent to the public road. The Development Contract <br />will require homeowner association responsibility for maintenance of the guest parking nodes. <br /> <br />In accordance with the Master Development Agreement for Town Center, there is a park <br />payment obligation of $750 Per unit due to the City. <br /> <br />The Grading and Drainage and Utility Plans have been reviewed. A list of revisions is included <br />in the City Staff Review Letter. It is noted that the grading plan shows walkout lots. The <br />buildings will be slab on grade. This will require extended foundation walls to reach walkout <br />grade along with extensive stair system to match the adjacent sidewalk and trail grades. <br /> <br />The proposed Landscaping Plan generally acceptable. Requested revisions to the Plan are <br />addressed in the City Staff Review Letter. <br /> <br />Recommendation: <br /> <br />Staff is recommended preliminary plat and site plan approval contingent upon compliance with <br />the Review Letter. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council approve the prelim/nary plat and site plan for Ramsey <br />Town Center 12th Addition contingent upon compliance with the City Staff Review Letter dated <br />October 28, 2005. <br /> <br />134 <br /> <br />PC: 11/03/05 <br /> <br />Review Checklist: <br />Community Development Director <br />Civil Engineer II <br />Recycling & Zoning Coordinator <br /> <br /> <br />
