The submittal consists of 17 sheets prepared by UP, S,. dated <br />Octobe. r 13, 2005. We offer the following comments: <br /> <br />General: The Subject Property is located north of Bunker Lake Blvd. and west of the <br />extension of Town Center Drive. A total of 7.78 acres are contained within the proposed <br />plat. The development consists of 90 townh0me units. <br /> <br />Zoning: The project area is located in the TC-4a Neighborhood District, which is intended <br />to allow for a full range of housing types. Townhomes are a permitted housing type in this <br />District. <br /> <br />Density: The District allows for residential uses at a net density of up to I0 units per acre. <br />Tht: overall development site north of 116 is approximately 33 acres. The total site area for <br />8t~, 9th, l0th and 12t~ Additions is 25.6 acres. This results in a net density of 8.9 units per <br />acre, including the 8th, 9th, I0tn and 12th Additions. As additional development comes forward <br />on ttxis site the overall density must remain below 10 units per acre. <br /> <br /> Lots: The preliminary plat is proposing to resubdivide Outlot A of Ramsey Town Center 8th, <br />Addition into twelve (12) lots for 12 6-unit townhome structures. It appears that the end <br />units on all the buildings are proposed as stacked flats, and that at least The individual units <br />will eventually be platted through the CIC process.
