REQUEST FOR SKETCH PLAN APPROVAL <br />OF RAMSEY TOWN CENTER 13TM ADDITION; <br />CASE OF NATIONAL GROWTH, LLC <br /> By: Breanne Dairies, Associate Planner <br /> <br />Backgronnd: <br /> <br />The City is in receipt of a sketch plan to plat one buildable lot and one outlot as a part of Ramsey <br />Town Center 13th Addition. The subject Property is located on the northeast comer of Sunwood <br />Drive and West Ramsey Town Center Drive. This subdivision request is being considered along · <br />wi th a site plan review fbr Asissi Restaurant and Nightclub. <br /> <br />The l¢~llowing items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Preliminary plat <br />City Staff Review Letter dated October 27, 2005 <br /> <br />Observations: <br /> <br />The sketch plan is proposing to create one buildable lot and one outlot. The total area of the plat <br />is approximately 1 acre in size. Asissi is proposed for Lot 1, Block 1. The proposed plat is <br />located i~ the Town Center TC-I subdistrict. There is no minimum lot size 'in this district. <br />Minimum lot width is 20 feet, and minimum lot depth is 80 feet. Lot i, Block 1, meets these <br />requirements. <br /> <br />Two new streets are being proposed as part of the plat. Staff has requested a drainage and grading <br />plan ~'or these newly created streets. <br /> <br />'rite sitt: plan proposes to develop a total of three buildings on Lot 1, Block 1. This will require a <br />variance t,t the time of site plan for these future buildings, according to City Code. An alternative <br />option to a variance may be to create three lots from the proposed Lot 1, Block !, and plat them <br />as outlots until the buildings are developed. <br /> <br />Recommendation: <br /> <br />TI~e :¢kc~:cla plan generally contbrms to the Town Center master plan and standards established in <br />~he TC- l District, therefore staff is recommending approval contingent upon Compliance with the <br />City S ral'T Review Letter dated October 27, 2005. <br /> <br />147 <br /> <br /> <br />
