We 0~er the <br />following comments regarding the subdivision request: <br /> <br />Generah The site is currently platted Outlot Q within the 1st Addition of Ramsey Town Center. <br />Thc ?roposed subdivision would create one buildable lot: Lot 1, Block 1, Ramsey Town Center <br />If' Addition, and the northern portion will be considered Out. lot A. The remainder of the block <br />is platted as Outlot R, Ramsey Town Center 1s~ Addition. The site is zoned TC-I: <br /> <br />Lot Size and Dimensions: There is no minimum lot size .regulations, and the neWly created lot <br />contbrms to the minimum lot width and tot depth standards of 20 feet and 80 feet, respectively. <br /> <br />Nt~mber of Buildings: The site plan indicates the intention to develop three buildings within <br />Lot 1, Block i, RTC 13r~ Addition. A variance is required for more than one building on a lot. <br />~.n' alternative to this would be to create three lots from Lot l, Block 1, and plat them as outlots <br />until the buildings are constructed. <br /> <br />Tree Preservation Plan: There are no significant trees on this site, thus a tree preservation plan <br />is aoc required, <br /> <br />D,'ainage and Grading: Grading and drainage ~lans must be submitted for the streets proposed <br />in thi~ plaL <br /> <br />Rmtds and Access: The proposed lot gains vehicular access for loading and deliveries via West <br />q'~wrt Center Drive and "O Street." O Street is a newly proposed street. The street naming must <br />conform to the Anoka County Naming Grid. Street plans with plan, profile and proposed utilities <br />are r,:quired.
