RTC 15`h Addition <br />Sketch Plan Review <br />November 3, 2005 <br /> <br />Utilities: Utilities must be stubbed to the edge of the plat to facilitate connection of future <br />phases. <br /> <br />Sewer and Water Trunk Fees: The 2005 Sewer Trunk Fee is $3,284.00 per commercial acre. <br />The 2005 Water Trunk Fee is $7,313.00 per commercial acre. The rate in effect at the time of <br />final plat approval will be charged. <br /> <br />Ramsey Town Center Phase I ROadway Improvements, Phase II Roadway Improvements, <br />AUAR Roadway Improvements, ParMng Facility Improvements: In accordance with City of <br />Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02-068, assessments for Ramsey <br />Town Center Phase I Roadway Improvements, Phase LI Roadway Improvements, AUAR <br />Roadway improvements, and parking facility improvements shall be payable to the City in a <br />single installment prior to the release of-the final plat mylars for recording. Total payment due <br />includes principal plus accrued interest in the amount of 6.3% per annum commencing February <br />22, 2005. 3 <br /> <br />Park Dedication/Trail Development: Per the Master Development Agreement, the City and the <br />Master Developer have negotiated a Park and Trail Dedication Agreement. In accordance with <br />the Park and Trail Dedication Agreement, there are no park dedication or trail development fees <br />owed on this plat. However, there is a park payment obligation in the tst Amendment to the <br />Master Development Agreement that requires a cash payment, to the City, upon sale of the <br />property in an amount equal to $5000.00 per acre being sold on the property, in accordance with <br />the zoning regulations. <br /> <br />All fees are due prior to the recording of the plat and the issuance of a building permit. <br /> <br />The Ramsey Planning Commission will be meeting at 7:00 PM on Tuesday, November 3, 2005 <br />at the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider 7our request,for <br />preliminary plat and site plan approval.
