CASE OF NATIONAL GROWTH, LLC <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br />National Growth, LLC submitted an application to develop a 30,450 square foot <br />re:staurar?t/deli/nightclub located generally at Sunwood Drive and West Ramsey Town Center <br />Drive within Ramsey Town Center. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br /> <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Building Elevations <br />City Staff review letter dated October 27, 2005 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />National Growth, LLC is proposing to construct a 30,450 square foot restaurant and nightclub <br />located within Ramsey Town Center. The site is zoned TC-1, and restaurant uses and on-sale <br />liquor uses are permitted within this district. <br /> <br />The proposed "Asi$si" will provide a variety of services, including serving deli-style lunch and <br />d;rmer with curbside pickup and an upscale Italian dinner menu. The restaurant will'convert into <br />a nightclub after 10 pm with a DJ and an exclusive VIP area, and will serve a l~mited late-night <br />metro. The site plan indicates an outdoor patio on ground level, a wrapraround patio on the <br />second level, and a rooftop patio, including an indoor mezzanine with doors that open to the <br />rookop patio. <br /> <br />Parking requirements for this development will be met through the use of the parking ramp <br />~ktcility. There are four curbside pick-up parking stalls proposed on "O" Street and a valet area <br />p.'oposed off of Sunwood Drive. <br /> <br />'l-C-1 district requires a Floor-Area Ratio of 1.0 for all lots. The proposed and future buildings, <br />when completed, more than likely will meet this FAR. <br /> <br />Thc iLTC technical advisory committee met to review the site plan and building elevations. The <br />pdmaq/concerns raised by the committee were as follows: <br /> <br />1) More detail was requested concerning the proposed building materials. The proposed <br /> materials consist of stone concrete masonry units and rock face block.-. <br />2) F'ttrther details were requested for the area north of the ground lev. el patio area. There was <br /> .some concern about the design and positioning of the landscaped area and the waste area. <br /> <br />153 <br /> <br /> <br />
