3) Staff is working with the applicant to attempt tO resolve the design issues on the north side of the lot by relocating the alley and possibly moving the building closer to "O Street." More information was requested concerning the valet area, including setbacks and curb cuts. Staff has r.equested revisions to the site plan, addressing these issues, as stated in the staff review letter. Recommendation: The Asissi Restaurant/Nightclub is proposed to be located in a very critical area of the Town Center. The development that occurs in this location will set the tone for the rest 'of the core development. Therefore it is important that careful consideration be given to this site. From Staff's point of view, the proposed use as a restaurant and nightclub is desirable and the proposed architecture is generally acceptable. In Staff's opinion, the location/orientation of the building and the interaction between the civic square park and.the rest of the block is critical. Staff is currently having discussions with 'the .applicant concerning these issues. The applicant has expressed willingness to work with the City on these issues and has requested that the site plan remain on the agenda so that the Planning Commission may also give input.. Given the fa~t that the issues raised by Staff have not been resolved at the time of this Staff report being prepared, Staff is recommending tabling of tiffs request. However, Staff and the applicant would like to hear the planning commission's comments concerning the proposed site plan prior to the motion to table. It should be noted that Staff will be working with the applicant prior to the meeting and will provide the Commission an update on the outcomes of ~ose discussions.
