We are also in <br />receipt of a utility, grading, and drainage plan from TEC Design Engineering dated <br />October 18, 2005. We offer the following comments regarding your submittal: <br /> <br />General: The site plan is proposing a 30,450 square foot restaurant/nightclub facility <br />located generally at the comer of Sunwood Drive and West Town Center Drive within <br />Ramsey Town Center. <br /> <br />Zoning: The site is zoned TC-1 Town Center MLxed Use Core. Restaurants and <br />nightclubs are a permitted use within this site. <br /> <br />Architectural Standards: The design standards for this site' are subject to the provisions <br />laid out in the Development Guidelines manual referenced in City Code for Ramsey <br />Town Center. The primary principles within this manual are to encourage a pedesttSan <br />Friendly environment and Ngh quality design. The following requirements seek to <br />acbSeve these goals, and are guidelines within this area of the City of Ramsey: <br /> Maximize glass openings, a minimum of 50% of total ground ievel fagade should <br /> be glass. <br /> · Emphasize transparency at street level by using large windows that are not <br /> mirrored. Use clear or lightly tinted glass for all windows and' doors. <br /> , Use durable, high quality materials. 35% of all street-facing building frontages <br /> should consist of brick or stone. <br /> · Use a diverse mix of materials; applied in a variety of proportions, exposureS, and <br /> detailing, especially along all street frontages. <br /> · Buildings must be designed in a way to allow future buildings to be developed <br /> immediately adjacent to the proposed strUcture.
