Please submh a <br />revised site plan indicating the location of the street r/~ht-of~way and the distance of the <br />p_fo~j~o sed setbacks. <br /> <br />Waste Storage: The submitted site plan indicates waste storage in the rear of the <br />building in an acceptable waste storage receptacle. <br /> <br />Loading Docks: Please submit a revised site plan indicatina the location of any loading <br />docks to be constructed. <br /> <br />Off-Street Parking - Spaces Required: Five spaces are required for every 1,000 feet of <br />building square footage for restaurant uses. Total parking required for this proposed use <br />is 150 stalls. The parking ramp will provide parking to be used by the customers of the <br />restaurant/nightclub. The subject property is in the area designated as the "Parking <br />Maintenance Area." You will be responsible for payment of' an annual operation and <br />maintenance fee for the parking facility. <br /> <br />Lighting: It does not appear that any additional site lighting is being propoSed. However, <br />if' any outdoor lighting is to be installed on or around the new building, the applicant is <br />advised that the city has adopted specifications relating to commercial lighting standards. <br />Any lighting used to illuminate an off-street parking area, sign, or structure, shall be <br />arranged to deflect away from adjoining public street. <br /> <br />Landscaping Plan: The requirements for landscaping of this site will be met by the <br />streetscape improvements the city will install for Sunwood Drive and East Ramsey Town <br />Center Drive. [f any other landscaping is proposed, including within the outdoor patio <br />areas, please submit a revised site plan indicating the location and species proposed. <br /> <br />Grading and Drainage: The first floor elevation of the building'is specified. Spot <br />elevations must be provided on the existing and proposed streets. <br /> <br />Access: The site will not have a parking lot, parking will be provided in the parking <br />ramps constructed in the Ramsey Town Center Development. The site plan is proposing <br />curb-side pick-up stalls along the east side of the building and valet parking along <br />Sunwood Drive. Details on the size of these parking bays will be required. Sunwood <br />Drive is a concrete street with integral curb, installation of the valet parking area will <br />require saw cutting the full depth of the concrete. The new pavement will be concrete <br />anti will need to be doweled to the existing pavement. The area between the valet <br />parking bay and the building must still accommodate snow removal equipment. <br /> <br />Utilities: The site is proposing utility access from West Town Center Dr/ye. Some of the <br />utilities have been installed in West Town Center Drive to serve previous phases <br />?~amsev Town Center. A stormwater quality treatment manhole will be required for this <br />bl. ock.
