Building materials are <br />satisfactory and consist of a variety of materials and textures such as smooth and rock face block <br />and pre-cast panels. The proposed addition conforms well to the existing structure. The <br />landscaping plan outlines a variety of different types and sizes of trees, and conforms to all <br />landscaping requirements. <br /> <br />(:ommunity Development Director Tmdgeon advised the Planning Commission and staff <br />recommend site plan approval contingent upon compliance with City Staff Review Letter dated <br />~C;eptember 27, 2005, and the Developer signing a Development Permit with the City. <br /> <br />Mayor Gamec noted there was a discussion of the sight line on this comer. He inquired if it will <br />be requcsted that the sign be moved back to facilitate the sight line. <br /> <br />Assistant Public Works Director Olson replied this was identified as a potential issue in the <br />future when there is a change to a signalized intersection. This will be handled through the site <br />acquisition process, as the County is in negotiations with the properties. <br /> <br />Motion by Councilmember Strommen, seconded by Councilmember Cook, to grant approval of <br />the proposed site plan contingent upon compliance with City Staff Review Letter dated <br />September 27, 2005 and the Developer signing a Developer permit with the City. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Stromrnen, Cook, Elvig, Jeffrey, <br />()lson, and Pearson. Voting No: None. <br /> <br />Case #3: <br /> <br />Request for Preliminary Plat Approval of Ramsey Town Center 11th <br />Addition; Case of Ramsey Town Center, LLC <br /> <br />(;ommunity Development Director Trudgeon indicated the City is in receipt of a preliminary plat <br />to plat (me buildabte lot and several outlots as a part of Ramsey Town Center I 1th Addition. The <br />subject property is located between Rhinestone Street and East Town Center Drive, south of East <br />Ramsey Parkway. The subdivision request is being considered along a site plan review for the <br />Ramscy Professional Center. ' <br /> <br />Community Development Director Trudgeon explained the preliminary plat is proposing to <br />t:reate one buildable lot and several outlots. The total area of the plat is approximately 18.5 <br />~,cres. The Ramsey Professional Center is proposed for Lot 1, Block 1; this lot is approximately <br />tbur acres in size and is located in the Town Center TC-1 subdistrict. There is no minimum lot <br />size in this district. Minimum lot width is 20 feet, and minimum lot depth is 80 feet. Lot 1, <br />Block l meets these requirements. One of the topics discussed at length at the Planning <br />Commission was the provision of an east/west corridor. Public right-of-way will be required <br />north of Lot 1 to construct 145th Avenue across Outlot A. The Staff Review Letter includes a <br />(:omment regarding the discussion of an east/west connection as Outlot A develops. One option <br />would be to provide for right-of-way in the middle of the property. This solution was not <br />agreeable to the Planning Co~m~nission or Mr. Deal.
