We offer ~e following comments: - ~' <br /> <br />General: The site plan is proposing to develop a 1,8'66 square foot building addition onto an <br />e,,~s~tn.o 6, [4[ square l~bot facility on the property located on Alpine Drive. <br /> <br />Zoning: The site is currently zoned Planned Un.it Development; .clubhouse facilities are a <br />p,:rmitted use in this zoning district. <br /> <br />Lot Coverage: The site ptan is proposing a total building area of 8007 square feet on Lot 10., <br />B[ock$ of North~brk Links Addition, which is approximately 60 acres. The proposed site plan is <br />>~f~lcien, tly below the City's maximum lot coverage of 45%. <br /> <br />Use: The site plan is not proposing any accessory uses. <br /> <br />Utilities: The property is currently serviced by City sewer and water. <br /> <br />Setbacks: The site plan shows the building addition is exceeding setback requirements. <br /> <br />Land.soaping: City Code requires one (1) additional tree for every 1,000 square feet ofbuilding <br />exparl'.;irm. The proposed expansion is rougt-dy 1,800 square feet, which would require the <br />i~sta[lation oF two (2) new trees. There is also the option of installing some accent plantings, in <br /> form of shrubs, around the proposed addition instead of the trees. TI'tis would also satisfy the <br />l::mdsc:~ping requirements. Species should be appropriate for the region, trees'should be a <br />rt:~jmirr[t.trtl of either 2.5 inch caliper for deciduous trees or six (6) feet for ever~eens, and shrubs <br />~hould be twenty-~bur (24) inches in height or width, depending on the g-rowth characteristics of <br /> [r~div~dual species. <br /> <br />Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />19 <br /> <br /> <br />
