The <br />exterior wails are proposed to match the existing building, which consist of stucco, which is in <br />accordance with City Code. <br /> <br />Access: The property, currently gains access from Alpine Drive, no new accesses are proposed. <br /> <br />Oil-Street Parking --Spaces Required: City Code requires 1 parking space for each 100 square <br />feet of club and lodging houses. The total site plan would require 80 parking stalls for the <br />clubhouse. In addition, if the 18 holes on the golf course had four cars each, 72 additional <br />parking stalls would need to be provided for a total oft 52 parking stalls. The site plan currently <br />shows 265 existing parking stalls, which exceeds the requirements of City Code, <br /> <br />Drainage and Grading: Current drainage and grading is sufficient for the site. The addition <br />will be taking place on an existing impervious surface and will not disrupt the existing drainage <br />flow. <br /> <br />REU Number: This site will incur a quarterly storm 'water charge, which is based upon the <br />amount of impervious area. The residential equivalent unit number (REU) will remain the same <br />since the development is occurring on an existing impervious area. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, November 3, 2005 at the <br />Ramsey Fire Station, 15050 Armstrong Blvd., to review the proposed site plan.
