Waste Storage: All waste must be storage in an enclosed trash receptacle. The site plan i. ndicares the intended location and design of the receptacle, and conforms to City standards. Off-Street Parking - Design: All parking areas must be paved with bituminous or concrete surface and curbing. The submitted site plan conforms to city standards for off street parking. Off-.Street Parking - Spaces Required: The submitted site plan indicates.8,000 square tbet o~' olh~ce space and 14,000 square feet of storage space, resulting in the need for 41 stalls or'parking. The site plan shows 51 spaces, and meets parking requirements. Lighting: All lighting fixtures must be positioned as to avoid shining ligl~t on any public streets or neighboring property. The submitted lighting plan conforms to c.4ty requirements. Fixture specifications are subject to approval by the City Engineer. Landscaping: City Code requires one (1) tree per 1,000 sq. ft. of building'footprint or one ([) tree per every fifty (50) lineal feet of site perimeter, whichever is geater, plus one (1) tree ~br every ten parking stalls. Furthermore, one shrub per 300 sq. ft. of building fi~otprint or one shrub for every thirty (30) lineal feet of site perimeter, whichever is greater, is also required. However, due to the configuration of tkis lot, it seems more appropriate to base the required plantings on building'size, Therefore, the site must have a minimum of 25 trees and 67 shrubs to conform to the landscaping requirements. They could be planted north of the proposed building or interspersed among the trees along Sunfish Lake Blvd. American Linden has a somewhat low tolerance to deicing salt spray. Along Suntish Lake Blvd, where vehicles are traveling at ~eater speeds, an alternative species, such as White Oak, Black Walnut, Regal Elm, or Common Hackberry, should be considered. Along Sunfish Lake Court, this concern diminishes somewhat due to the reduced speed of traffic. There are two trees, one just east of the first entrance and the other is just west of the second entrance, which should be repositioned so that they are not so close to the curb and asphalt.
