CASE <br /> <br /> PUBLIC HEARING <br /> REQUEST FOR A CONDITIONAL USE PERMIT TO <br />EXCEED THE MAXIMUM ALLOWABLE SQUARE FOOTAGE FOR <br />ACCESSORY STRUCTURES; CASE OF TROY STENERSON <br /> By: Chris Anderson, Zoning & Recycling Coordinator <br /> <br />Background: <br /> <br />The (£ity received an application from Troy Stenerson on October 6, 2005 for a conditional use <br />permit to construct an accessory building that would exceed the maximum allowable square <br />~botagt: established in City Code on the property located at 9501 Inverness Lane NW. <br /> <br />The fl)llowing items are enclosed for your information: <br /> a) Site location map <br /> b) Site plan <br /> c) Letter ['rom Applicant <br /> d) Picture of proposed building site <br /> e) Proposed Findings of Fact <br /> Proposed Conditional Use Permit <br /> Exhibit A <br /> <br />NOtification: <br /> <br />Si:ate statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staffsent out notices to all property owners within 350 feet. <br /> <br />Obsmwations: <br /> <br />Mr. Stenerson resides in the Northfork development, which has within its covenants a condition <br />p~-ohibiting outside storage of equipment. Mr. Stenerson has a twenty-six (26) foot long enclosed <br />ca~rgo trailer that is used to transport his snowmobiles and ATVs. He currently stores the trailer <br />on the dri. veway, which does comply with City ordinances; however, Mr. Stenerson has been <br />notified by the Northfork HOA that, due to their covenants, the cargo trailer must be stored <br />indoors if' it is to remain on the subject property. In an effort to comply with the HOA <br />re!gula[[ons, Mr. Stenerson submitted a building permit application for a detached garage to house <br />the trailer. <br /> <br />Titc _~ub. ject property is approximately 1.9 acres in size and is eligible for 1,664 square feet of <br />accessory building space. The proposed building is 30 feet by 40 feet, or 1,200 square feet, and <br />tine existing attached garage is 1,084 square feet. Thus, the total square footage of accessory <br />buildings on the subject prope~W would be 2,284, resulting in an overage of 620 square feet. <br /> <br />Ti~c exterior finish of the proposed building would consist of stucco and it is designed to have an <br />,~, 12 pitdx roof; both would match the finish and design of the home.
