Northfork's architectural review committee has <br /> approved Mr. Stenerson's design plans. <br /> <br />The proposed building will be located in the northwest portion of the property, and conforms to <br />all applicable setbacks. <br /> <br />Each year it seems that a question is raised regarding the number of conditional use permits <br />issued for oversized accessory buildings. Per the request of the Planning Commission, Staff has <br />researched the number of conditional use permits issued for this purpose as well as the overall <br />number of garage permits issued over the past couple of years. The results of this research are <br />attached as Exhibit A. It is apparent that the smaller property sizes generate the most overage <br />requests. Should code be amended to increase the square footage allotment for these smaller <br />properties or should it remain as is? Should we continue to handle overage requests on a case by <br />case basis or practice stricter enforcement? Staff is looking for some direction on this matter. <br /> <br />Recommendation: · <br /> <br />Aside from the attached garage, there are no other accessory buildings on the subject property. <br />There is existing vegetation between the neighbor to the north and the proposed building location <br />that provides some screening and the applicant has installed berms and evergreen trees to create <br />additional screening. Two of the applicant's neighbors are on Northfork's review committee and <br />both approved the proposed building plans. Staff recommends approving the request for <br />conditional use permit. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council adopt findings of fact relating to Troy and Jennifer <br />Stenerson's request for a conditional use permit to exceed accessory building size requirements <br />on the property at 9501 Inverness Lane NW. <br /> <br />-and- <br /> <br />Motion to recommend that City Council approve Troy and Jennifer Stenerson's request to exceed <br />accessory building size restrictions based on the findings of fact, and adopt a resolution declaring <br />terms of same. <br /> <br />-or~ <br /> <br />Motion to recommend that City Council deny the conditional use permit request to exceed <br />accessory building size restrictions, based on the findings of fact. <br /> <br />Review Checklist: <br />Assistant Community Development Director <br /> <br />PC: 11/3/05 <br /> <br />40 <br /> <br /> <br />
