Gene Shellrud, GM Homes, indicated,, he would request a PUD for the entire <br />development. He stated that when he originally purchased some of this land, and made a <br />first proposal to Staff, it was determined that some of this land was going to be set aside <br />for possible negotiations with the School District for another school. <br /> <br />Mr. Shellrud indicated that be'has a street around the project that would be accessible to a <br />school or other commercial business. <br /> <br />Chairperson Nixt asked if the development would continue to gain access off Nowthen <br />Boulevard at the northwest coruer where the Dental Clinic is located. <br /> <br />Mr. Shellrud stated if the Dental Clinic does become part of this development, that access <br />will no longer be needed and the comer would be re-designed to show residential units. <br /> <br />Chairperson Nixt asked if that would provide access for the cui-de-sac so it could be <br />shortened. <br /> <br />Mr. Shellrud indicated it would; the cul-de-sac was put there at Staff's request. He staled <br />it should be labeled temporary because it will eventually line up with Nowthen <br />Boulevard. <br /> <br />Jennifer Asmussen, 15029 Helium Street, stated that where the developer is proposing to <br />bring the street through, there is a cul~de-sac. She indicated they do not have through <br />roads now; there ordy access out is CountyRoad 5. She does not understand why this <br />development needs so many access points and has to go through their neighborhood. <br /> <br />Chairperson Nixt asked what the egress is to the east, between lots 32 and 33. <br /> <br />Associate Planner Geisler stated that would be a temporary cul-de-sac. She indicated the <br />idea is it would eventually connect to 152nd Avenue. <br /> <br />Chairperson Nixt asked where the exit between lots 26 and 27 connects. <br /> <br />Associate Planner Geisler stated it comes out to Geranium Street via 152'~d Lane then to <br />Alpine Drive. <br /> <br />Chairperson Nixt indicated that he thinks they need to keep an access to Nowthen <br />Boulevard, and he would prefer to reconfigure it from the Dental Clinic. He stated he can <br />see needing one access to Alpine, but he does not know if an access to Helium Street <br />does much if they keep the access to Alpine. He indicated that the access to 152nd <br />Avenue seems reasonable. <br /> <br />Commissioner Shepherd asked how likely the access is to 152nd Avenue, since the City <br />does not have the needed property now. <br /> <br />74 <br /> <br /> <br />
