We offer the following commentS: <br /> <br />General: The applicant is requesting to replat Outlot A of Clemens 1st Addition to Lot 1 Block 1 <br />o t' Clemens' 2'~d Addition located on the northeast comer of 137th Avenue and Ebony Street. <br /> <br />Zoning: The property is zoned R-1 Residential (NfUSA). This lOt is served by city sewer and <br />water ~;acilities. The property is also within the Mississippi River Critical Overlay District. <br /> <br />Lot Sizes: The minimum lot size in the R-1 MUSA-Critical Overlay District is 12,150 square <br />~',_:et ['or non-riparian lots. The sketch plan indicates that the newly created lot will be I6,240 <br />square £bet in size, which conforms to City standards. <br /> <br />Lot Dimensions: The minimum lot width is 90 feet in the critical river areas. The proposed lot <br />will be 90 e~et in width, and meets required lot dimension requirements. <br /> <br />Tree Preservation Plan: A tree preservahon plan is not required for tl'fis subdivision because no <br />grading or tree removal is necessary for the subdivision of the land. However, if the property is <br />improved, attention must be paid to the location, siting, and removal of any trees. <br /> <br />Wetlands: There are no substantial wetland issues with the proposed site. <br /> <br />i)rainage: The standard drainage and utility easements are shown on the plat. Drainage from the <br />15'oat oi: the new lot will flow into an existing storm sewer at the intersection of 137th and Ebony <br />~;t. which eventually empties into the Mississippi River. The storm sewer is adequate to handle <br />tills additional runoff. <br /> <br />l itilities: Tttrough the petitioning process, residents have requested sewer and water lateral pipes <br />t;c i~stalled down Ebony Street. These costs have already been paid by the residents through the <br />,',,ss~::~,s/'nents outlined in the Engineering Feasibility Study. <br /> <br /> <br />
