The proposed building uses primarily two materials: <br />rand(>m rib precast, which is permitted by the City Code, and 30 windows. <br />Any signs to be erected require a separate sign permit. <br /> <br />Off-Street Parking - Spaces Required: The proposed project requires a total of 39 <br />stalls o[' parking. Every 300 square feet of office space requires 1 stall, for a total of 27 <br />stalls. Every 1,000 square feet of storage/manufacturing area requires t space, for a total <br />o~' 12 required stalls. Thirty stalls are proposed with an additional 15 stalls as proof of <br />parking. <br /> <br />Off-Street Parking - Design: The site plan indicates that the parking lot will be blacktop <br />with concrete curbs and gutters. <br /> <br />Areas designated for the storage of heavy equipment cannot exceed 30 percent of the <br />total site area. This area must be less than 26,000 square feet is size, unless a conditional <br />use permit is granted. Storage of heavy equipment on a Class Five surface is subject to <br />City Council approval. <br /> <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />illumination of the public streets. After review of the site, it is determined that there <br />are ?bw significant trees on the site. However, there are a few young pines on the <br />st;urhcast corner of the lot.
