A NPDES permit is also required with a courtesy copy' of thc permit sent to the City of Ramsey. Access: The site proposes two accesses from Limonite Street. This street is currently unpaved, and will need to be paved with bituminous, and installation of curb and gutter is required. Otherwise, access cannot be granted from Limonite Street. Ground Cover: The total impervious surface coverage will be 81.2%, leaving 18.8% green space. All unimproved areas must be sodded, except where Class five is indicated. Any alternative to sod will require City Council's approval. Additionally, all landscaped areas are required to have an underground irrigation system. Stormwater Management Fee: All proposed site plans are subject to a stormwater management fee of $3,835 per acre, for a total of $7,670 due before the issuance of a building permit. Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid by the City of Ramsey, as part of the Business Subsidy Agreement through the .Economic [)ow.~lopment Authority. ?ark Dedication Fee: Park dedication charges will be paid by the City of Ramsey, as part ol" the Business Subsidy Agreement through the Economic Development Authority. Trail Fee: This site is subject to a trail fee of$2,180. REU Number: This property will be subject to a storm water utility charge.
