CASE # <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT TO <br />EXCEED THE MAXIMUM ALLOWABLE SQUARE FOOTAGE FOR <br />ACCESSORY STRUCTURES; CASE OF TROY STENERSON <br /> By: Chris Anderson, Zoning & Recycling Coordinator <br /> <br />Background: <br /> <br />Thc City received an application from Troy Stenerson on October 6, 2005 for a conditional use <br />l,e~'nait to construct an accessory building that would exceed the maximum allowable square <br />[~o~>tage established in City Code on the property located at 9501 Inverness Lane NW. <br /> <br />Thc fi~llmving items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Letter from Applicant <br />d) l~icture of proposed building site <br />e) l~roposed Findings of Fact <br /> l)roposed Conditional Use Permit <br /> <br />Notification: <br /> <br /> statute requires notification of the public hearing to property owners within 350 feet of the <br />zLtbject property. Staff sent out notices to all property owners within 350 feet. <br /> <br />Observations: <br /> <br />M~. Stenerson resides in the Northfork development, which has within its covenants a condition <br />pr(,hibiting outside storage of equipment. Mr. Stenerson has a twenty-six (26) foot long enclosed <br />~:argo trailer that is used to transport his snowmobiles and ATVs. He currently stores the trailer <br />on the driveway, which does comply with City ordinances; however, Mr. Stenerson has been <br />notified by the Northfork HOA that, due to their .covenants, the cargo trailer must be stored <br />indoors it' it is to remain on the subject property. In an effort to comply with the HOA <br />~'cgulations, Mr. Stenerson submitted a building permit application for a detached garage to house <br />ibc trai let. <br /> <br />'i'hc sul2ject property is approximately 1.9 acres in size and is eligible for 1,664 square feet of <br />;~cc:essor3., building space. The proposed building is 30 feet by 40 feet, or 1,200 square feet, and <br />ibc existing attached garage is 1,084 square feet. Thus, the total square footage of accessory <br />buildings on the subject property would be 2,284, resulting in an overage of 620 square feet. <br /> <br /> <br />
