We offer the <br /> [lo,,vi m_,. comments' <br /> <br />Ge.eral: The site plan is proposing to develop a 5,760 square foot building addition onto an <br />existing _-!_3,400 square ~bot office/manufacturing facility on the property located on Unity Street. <br />Tie property is 174,245 square feet (4.0) acres in size. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office and manufacturing facilities are a <br />pcrrrdttcd, use in this zoning district. <br /> <br />Lot C~w:rage: The site plan is proposing a total building area of 29,190 square feet on a 4 acre <br />property, which equates to 17% building coverage. The proposed site plan does not exceed the <br />City's maximtun lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />p~:incipal use are permitted, but such use shall not exceed 50%, of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: The property, is currently serviced by City sewer and water. <br /> <br />5~:tl)acks: City Code establishes a 35 front, 35 rear yard, a 20 foot side yard, and a 20 foot <br />p~tridng/maneuvering area setback in the E-I' District.
