CASE # 2

Industrial Lhnd Acquisition
By: Scan M. Sullivan, Economic Development / TIF Specialist

Background:

:.;t~tff has been working hard on acquiring, marketing and developing land in the City's industrial
areas. At the October 12, 2005 meeting staff was directed to look into acquiring more land for
industrial development purposes. Staff was able to identify a certain parcel of land that would
a[ccommodate additional industrial growth.

Observations:

Staff contacted MPCA to discuss the possible acquisition of property located north of Sunwood
13rive and south of the landfill property. The simple answer is that MPCA is not willing to sell
this land at the present time. However, it was brought to Staff's attention that there is a potential
pr(2jcct that might be going in just north of Sunwood Drive on MPCA land. This project is
supported by MPCA becaus4 it would utilize the methane from the landfill to serve as a fuel
source lbr the greenhouse project. This project does not appear to be the type that would
increase the tax base significantly and it would not fit well with the surrounding development. It
is important that the City acquire additional industrial land to accommodate the growth that is
occurring in the City. Attached is a map that outtines the areas that would be ideal for industrial
devclop~nent. The EDA should take a position on the acquisition of the land south of the
landlill. It is Staffs recommendation that the EDA give its highest priority to securing the
highlighted area fbr future industrial development.

Recommendation:

[iDA identify and prioritize the land South of the Landfill for future industrial development.

EDA Action:

Based on Discussion

I~;I)/\: ! 1.16.05
