1) City Council regular meeting minutes dated September 27, 2005. <br />2) City Council regular meeting minutes dated October 11, 2005 <br />PUBLIC HEARINGS/COMMISSION BUSINESS <br />i <br />Case #l: Request for Sketch Plan Review of Clemens 2" Addrfion; Case of <br />Clemens <br />Associate Planner Dalnes advised that Vincent and Evelyn Cemerrs are proposing a minor <br />subdivision to convert one existing outlot into one buildable lot�Aenerallyocated at the corner of <br />Ebony Street and 137" Avenue NW. She explained that s.'.,Z plans are not subject to a public <br />hearing. However, owners of property within 700 feet of,,- subject property were notified of the <br />sketch plan and site plan request. A land use sign was alsra erected on thct property. <br />Associate Planner Dalnes stated the subject property is zoned 1v1USA and lies within the <br />Critical Overlay District for the Mississippi River. The proposet 11 dR`1c�be 16,240 square feet in <br />size, which exceeds the minimum lot size of 12,150 square feet, and' conforms to .the minimum <br />lot width of 90 feet. Access to the proposed lot will be gained fromTbony meet. Sewer and <br />water facilities recently became available tQthe Clemens' outlot, and the�o't will hook up to <br />these facilities located in Ebonv:SGreet__>`;. �`` <br />Associate Planner Dalnes explained that as part os apploar Fthe applicant will need to <br />t_ <br />submit an application for a vacation of easements dz e"to the m- 6 shift in the southern property <br />line. This shift was recommended by staff m order to ,bid future conflict regarding the <br />property Iines.
