We offer the following comments:
General: The site plan is proposing a 20,000 square foot, multi -tenant manufacturing,
office, and warehouse facility generally located on the southeast corner of Sunfish Lake
Boulevard and Sunfish Lake Court. The site plan also reflects the possibility of a future
addition of 21,150 .square feet. The future expansion will require separate site plan
approval.
Zoning: The site. is zoned E-1 Employment. Manufacturing, warehouses, and offices are
permitted uses in this district. Retail uses are permitted in E-1 districts in multi -tenant
facilities, but these uses are limited to 20% of the units within the building.
Lot Coverage: The total building coverage is 14%, and conforms to the maximum of
45% of total lot area.
Utilities: The proposed building will be served by existing sewer and water facilities.
There is a ten foot drainage and utility easement around the entire perimeter of the two
properties. The southern easement on the north property and the northern easement on the
southern property will need to be vacated in order to build the proposed building.
Setbacks: The required front, rear,. and side setbacks are 35 feet, 35 feet, and 20 feet,
respectively. The proposed building conforms to all required setbacks.
•
—176—
