The proposed building will be <br />constructed of random rib pre -cast panel and smooth cast -in bands and complies with the <br />architectural standards set forth in City Code. <br />Waste Storage: All waste must be stored in an enclosed trash receptacle. The site plan <br />indicates the intended location and design of the receptacle, and conforms to City <br />standards. <br />Off -Street Parking - Design: All parking areas must, be paved with bituminous or <br />concrete surface and curbing. The submitted site plan conforms to city standards for off <br />street parking. <br />Off -Street Parking - Spaces Required: The submitted site plan indicates 8,000 square <br />feet of office space and 14,000 square feet of storage space, resulting in the need for. 41 <br />stalls of parking. The site plan shows 51 spaces, and meets parking requirements. <br />Lighting: All lighting fixtures must be positioned as to avoid shining light on any public <br />streets or neighboring property. The submitted lighting plan conforms to city <br />requirements. Fixture specifications are subject to approval by the City Engineer. <br />Landscaping: City Code requires one (1) tree per 1,000 sq. ft. of building footprint or <br />one (1) tree per every fifty (50) lineal feet of site perimeter, whichever is greater, .plus one <br />(1) tree for every ten parking stalls. Furthermore, one shrub per 300 sq. ft. of building <br />footprint or one shrub for every thirty (30) lineal feet of site perimeter, whichever is <br />Ureater, is also required. However, due to the configuration of this lot, it seems more <br />appropriate to base the required plantings on building size. Therefore, the site must have <br />a minimum of 25 trees and 67 shrubs to conform to the landscaping requirements. The <br />following comments are offered regarding the landscaping plan dated September 6, 2005, <br />revised October 20, 2005: <br />• At least an additional fifteen (15) shrubs must be incorporated into the <br />landscaping plan. The Ramsey Tree Book should be utilized to determine <br />acceptable and preferred species. They could be planted north of the proposed <br />building or interspersed among the trees along Sunfish Lake Blvd. <br />• American Linden has a somewhat low tolerance to deicing salt spray. Along <br />Sunfish Lake Blvd, where vehicles are traveling at greater speeds, an alternative <br />species, such as White Oak, Black Walnut, Regal Elm, or Common Hackberry, <br />should be considered. Along Sunfish Lake Court, this concern diminishes <br />somewhat due to the reduced speed of traffic. <br />• There are two trees, one just east of the first entrance and the other is just west of <br />the second entrance, which should be repositioned so that they are not so close to <br />the curb and asphalt. <br />• Balled and Burlap trees shall have the wires removed and burlap cut back as much <br />as possible. <br />—177— <br />
