Trees shall be planted so that the root flare is at grade level. <br />• If pruning is necessary, the cuts should be made at the branch bark collar, not <br />flush with the bark. <br />• No trees can be installed within fifteen (15) feet of a hydrant. <br />A revised landscaping plan must be submitted that addresses the above stated concerns. <br />Tree Preservation:_ A tree inventory and preservation plan must be submitted. The <br />inventory should note the common and Latin name of each tree, the size. (DBH) of each <br />tree, and any applicable comments regarding a tree's general conditions (e.g. dead, <br />diseased etc.). The preservation plan should show where tree save fencing will be . <br />installed and said fencing must be in place and approved by the City prior to the <br />commencement of construction. <br />Drainage and Grading: Please submit a revised drainage plan showing the following <br />information: <br />• General revisions of drainage and utility location, based on the revised site plans <br />dated October 20, 2005. <br />• drainage areas <br />• Indicate shots along the existing curb on Sunfish lake Court <br />• Verify the location of shots in the parking lot and label them <br />• Indicate the proposed elevation of building <br />• Check driveway radii to accommodate larger vehicles <br />• Show easements over proposed watermain <br />• Show city details for curb and gutter, minimum paving, standards, storm manhole, <br />and valley gutter <br />• Street repair must be completed in 3 days with a bituminous paver. Elevations on <br />top and bottom of the retaining wall if higher than 42" a safety fence will be <br />required. <br />• Please submit these plans to the Lower Rum River Water Management <br />Organization (LRRWMO) for review and approval. A permit must be obtained <br />from the LRRWMO. A NPDES permit is also required. <br />Stormwater Management Fee: The current stormwater management fee associated with <br />site plans for commercial properties is $3,835 per acre for a total fee of $13,000. The rate <br />in effect at the time of final approval will be collected. <br />Access: The site plan proposes two accesses from Sunfish Lake Court,. which is <br />acceptable. <br />Ground Cover: The total impervious surface coverage is 28 percent. All unimproved <br />areas must be sodded; including the areas where future building expansions are planned. <br />Loading Docks: The site plan outlines two loading docks, plus eight individual loading <br />areas for each proposed bay. 0 <br />-178- <br />
