El <br />("Required Improvements)". <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chief. <br />6. LIGHTING. Lighting shall be installed on the site in accordance with City Code, and <br />installed according to the lighting plan submitted by Lampert Architects, dated September 6, <br />2005. <br />7. <br />BUILDING FACADE. The Permittee agrees to construd"'aill building faces of the same <br />material as listed on the Building Elevations prepared by Lampert Architects dated <br />September 6, 2005, revised October 20, 2005. <br />REQUIREMENTS FOR BUILDING PERMIT. No' building permit "for the Site will be <br />issued until the Permittee has: a) signed and -returned this Development Permit,..b) the City <br />has received the required financial surety,.i ispection fees, and trail fees. <br />No Certificate of Occupancy for the structure`' will be issued until the Required <br />Improvements, or a financial surety for same, are accepted by the City. <br />9. <br />IMPROVEMENT CONSTRUCTION SCHEDULE The .Required Improvements shall <br />be completed before November 1, 2006. <br />od <br />1.0. <br />RECOGNITION OF LOCATION. They Permittee' herein agrees to recognize Ramsey as <br />the City of location on all forms of advertising and business correspondence whenever <br />reasonably prudent to do so.. <br />1.1. <br />INSPECTION FEES. The-.Permittee shall. b.e responsible for all inspection costs incurred <br />by the City related to the installatibq.of the Required Improvements. The Permittee shall <br />make a cash deposit into; the appropriate escrow account at the City and the City shall have <br />the authority to:•draw upon these funds for the purpose of compensating for inspection <br />services. The amount of the deposit shall be equal to five percent (5%) of the estimated cost <br />of the Required Improvements, which equates to XXX XX Dollars ($XXXX). This is to <br />coverr the cost of inspecting the site grading and installation of improvements. Upon <br />completion of the Improvements to the satisfaction of the City, any surplus balance <br />remaining in the City's escrow account shall be refunded to the Permittee. <br />12. OUTSIDE REGULATORY AGENCIES. The Permittee herein agrees to be <br />responsible for obtaining all required permits or licenses from any other regulatory agencies. <br />Minks Properties, LLC hereby acknowledges receipt of this permit and that they have reviewed the <br />conditions of and have agreed that they will comply with the terms of this permit. <br />—181— <br />
