Motion by Commissioner Van Scov, seconded by Commissioner Watson, to recommend that <br />City Council grant approval of the site plan contingent upon the City Staff Review Letter dated <br />September 27, 2005, revised October 25, 2005. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Watson, Brauer, and <br />Levine. Voting No: None. Absent: Commissioners Johnson and Shepherd. <br />Case #5: Request for Site Plan Review for Minks Custom Homes; Case of Minks <br />Custom Homes, Inc. <br />Acted on under Case No. 4. <br />Case #6: Public Hearing e Request for a Conditional Use Permit to Exceed The <br />Maximum Allowable Square Footage for Accessory Structures; Case of Troy <br />Stenerson <br />lotor <br />• <br />Case <br />m. in <br />Chairperson Nixt called the public hearing to order at 7:20 p.m. <br />Presentation <br />Assistant Community Development Director Frolik advised that GM Homes has applied for <br />preliminary plat review of The Meadow. The property is located in the southeast quadrant of <br />C.S.A.H. 95 and Alpine Drive NW. She explained the subject property is approximately 50 <br />acres and includes the City Hall campus, three existing residential lots to the south, and the <br />Dental Office lot on the corner of Nowthen Blvd. and Alpine Drive. The property has several <br />different zoning classifications: the Dental Office lot is zoned B-1 Business, the City Hall <br />campus is zoned Public/Quasi-Public, and the lots to the south are zoned R-1 Residential. A <br />Comprehensive Plan Amendment to reconfigure the layout of the existing land uses and a <br />rezoning will be required as a part of preliminary plat review. <br />• <br />Planning Commission/November 3, 2005 <br />—242— Page 6 of 31 <br />
