Motion by Chairperson Nixt, seconded by Commissioner Levine, to close the public hearing. <br />N/lotion Carried. Voting Yes: Chairperson Nixt, Commissioners Levine, Shepherd, Van Scoy, <br />and Watson. Voting No: None. Abstain: Commissioner Brauer. Absent: Commissioner <br />Johnson. <br />The public hearing was closed at 8:45 p.m. <br />Commission Business <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:45 <br />p.m. <br />Chairperson Nixt questioned if the same purpose of the PUD could be accomplished by reducing <br />the number. of housing units and expanding theysrze ti the sangleafamzly ts;apprcapnataly <br />Assistant Community Development Director Fron replied the applicant is still in compliance <br />with three units per acre. He is asking for a PUD for flexibility in lot area and width im some <br />cases in order to get- a reasonable number of lots,.while presery g enough space as,possr%le for <br />the future Public/Quasi-Public:sites The -school site is barely `nr' al at whafl being preserved <br />now; and the intention is to preserve as much land as :possible E the:school = rf <br />Chairperson Nixt, inquired about the passlbihty' of setfuz; asidetand for a park of the planned area <br />is not developed in a Public/Q.uasi-PubCic purpose He expressed concern that the site were not <br />to be utilized for a Public/Quasi-Public use, the logical use for the area would be commercial or <br />resiclentiallmixed use. The site would then have already been approved with smaller lot sizes due <br />to the planned Public/Quasi-Public use. He stated he opposes pushing Helium Street through at <br />this time. He understands the motivating-.public=.realone..ta:clsi..itr.'.brnds:oppased tt�.rt MIn,'general, <br />while he is not opposed to the plat he is opposed to the density, the size of the lots, and the PUD <br />aspect. <br />Commissioner Van Scoy inquired about the situation with the preexisting homes in the. <br />Public/Quasi-Public area. <br />Assistant Community Development Director Frolik replied the homes will remain and the three <br />separate homeowners will retain ownership, The back portion of the lots would be dedicated by <br />GM Homes for the Quasi -Public use. <br />Con-imissioner Van Scoy questioned if G1v1 Homes has purchased these three parcels. <br />Gene Shetlerud of GM Land. Company replied he has control of the three parcels on the planned <br />(wasi-Public area, but will not actually purchase the parcels until the preliminary plat is <br />approved by the City Council. <br />Planning 3 Commission/November , 2005 <br />Page 17 of 31 <br />—249— <br />
