We are also in receipt of a utility, grading, and drainage plan from TEC Design
Engineering dated October 18, 2005. We offer the following comments regarding your
submittal:
General: The site plan is proposing a 12,000 square foot restaurant/nightclub facility
located generally at the corner of Sunwood Drive and West Town Center Drive within
Ramsey Town Center.
Zoning: The site is zoned TC-1 Town Center Mixed Use Core. Restaurants. and
nightclubs are a permitted use within this site.
Architectural Standards: The design standards for this site are subject to the provisions
laid out in the Development Guidelines manual referenced in City Code for Ramsey
Town. Center. The primary principles within this. manual are to encourage a pedestrian
friendly enviranrnent and high quality design. Your revised site plan indicates the intent
to develop the site according to the architectural principles that are desired within
Ramsey Town Center.
Building Height: TC-1 zoning requires at least 2-stories in any approved building, and
the proposed building indicates a total of 3 stories, including the roof -top dining/bar area.
Number of Buildings: The proposed site plan indicates the intention to construct a total
of three buildings on one lot. This is not generally accepted by City Code, and a
conditional use permit will be required to develop the additional two buildings in the
future. An alternative to the variance process is to create three separate lots within
