Residential, and the property on the sout'h side of Bunker Lake Boulevard is zoned E-2 <br />Employment and is occupied by Connexus. He added that the property and the surrounding <br />parcels are all within the Metropolitan Urban Service Area. - <br /> <br />Community Development Director Trudgeon advised that the property owner has stated that <br />Places to Shop is more 'compatible with the area and Would- compliment the residential <br />developments as well as Town Center to the south. He noted he has listed E-1 Employment Uses <br />and B-1 Business Uses in his report. <br /> <br />Community Development Director Trudgeon stated that City Staff is in agreement that <br />commercial uses are more compatible than industrial uses with the surrounding development. He <br />indicated that City Staff recommends approval of the C6mprehensive Plan amendment. He <br />noted that they do not have a specific site plan tonight. He stated they are not rezoning the <br />property at this time; the request is only for a Comprehensive Plan Amendment. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt called the public meeting to order. <br /> <br />There was no public input. <br /> <br />Motion by Commissioner Jolmson, seconded by Commissioner Levine, to close the public <br />hearing. <br /> <br />Motion Carded. Voting Yes: Chairperson Nixt, Commissioners Johnson, Levine, Brauer, Van <br />Scoy, and Watson. Voting No: None. Absent: COmmissioner Shepherd. <br /> <br />Commission Inp.ut <br /> <br />Chairperson Nixt indicated he agrees with the Staff report, but is confused, because typically for <br />minor Comprehensive Plan amendments they bundle.them With a proposed land use plan. <br /> <br />Community Development Director Tmdgeon stated often they do, and anytime they rezone they <br />want a site plan review. He indicated that they talked to the applicant and told him .fi)at the <br />Planning Commission.may not want to do this without a land use plan. He noted that originally <br />the applicant wanted a rezoning, also. He stated Staff suggested they test the waters and see if <br />the Planning Commission would be agreeable to the Comprehensive Plan Amendment. He <br />stated he believes the applicant is hesitant to put together a site plan review without knowing it' <br />Places to Shop is acceptable. <br /> <br />Chairperson Nixt stated that looking at E-1 versus B-1 there are only a few of the E-1 uses he <br />would like to see there versus the B-1, so he sees this as the path of least resistance.
