Absent: Commissioner Shepherd. <br /> <br />Case #8 <br /> <br />Public Hearing - Request for Rezone Property from R-1 Single Family <br />Residential, R-2 Medium Density Residential, R-3 High Density Residential <br />to Planned Unit Development; Case of Pulte Homes of Minnesota <br />Corporation <br /> <br />Case #9 <br /> <br />Public hearing - Request for Preliminary Plat for Summerset Meadows, <br />Case of Pulte Homes of Minnesota <br /> <br />Presentation <br /> <br />Community Development Director Trudgeon advised that this preliminary plat covers an area of <br />187 acres. He stated that Pulte Homes is proposing to develop. 606 housing units on 136 acres of <br />the site. He indicated that as part of the plat, the developer is creating outlots that may conta/n <br />commercial development on 38.5 acres. He stated that they are also reserving a 300-foot wide <br />corridor needed for the future Mississippi River Bridge Crossing. He indicated that this corridor <br />is nearly 14 acres in size. He stated the residential portion of the development will consist of 154 <br />small-lot single-family homes, 274 village row townhomes, and 178 court home back-to-back <br />i:ownhomes. He stated that the plat also dedicates 4.26 acres as a public park and creates a 2.23- <br />acre homeowner's association park that will' contain a pool, tennis and basketball courts, and a <br />clubhouse. <br /> <br />Corem. unity Development Director Trudgeon stated that the applicant is proposing that the <br />:mbdivision be rezoned to a Planned Unit Development from R-1 Single Family Residential, R-2 <br />Medium Density Residential, and R*3 High Density Residential. to Planned Unit Development <br />(PUD). <br /> <br />Community Development Director Trudgeon stated that. the PUD will have several deviations <br />fi'om City Code, as fbllows: <br />~ Smaller lot sizes: Community Development Director Trudgeon stated that'the single-family <br /> lots range from 7,952 square feet to 14,698 square feet with an average lot size between <br /> 8,900 to 9,000 square feet, City Code requires 10,800 square feet for each lot.
