Civil Engineer II, Leonard Linton indicated they have been plowing the streets in Village of
Sunfish Creek. He stated they have been taking pictures, documenting the area, but have not had
feedback from the residents.

Community Development Director Trudgeon stated in that case they had narrower streets, also.
He indicated in this case they are maintaining the wider streets and adequate radius.

Commissioner Van Scoy asked if any of the streets are private, and if they are consistent with
City Code.

Community Development Director Trudgeon stated there are some 24-foot wide private streets.
He indicated there are a couple of areas they talked with the developer about the length of private
roads. He stated that Starting on Armstrong Boulevard going west, there is one access going in
there. He indicated that there is a connecting triahgle of property that can only be serviced by
that development. He stated they may want to look at a second access.

Commissioner Brauer asked about 151 st Lane in the North. He stated it dead-ends..

Community Development Director Trudgeon indicated they wanted to make sure they make
connections, and leave open options. He stated that area needs to be done as a cul-de-sac for
now because they do not know when that connection will happen.

Citizen Input

Chairperson Nixt called the public meeting to order.

Danny Brock, 15290 Kangaroo St., asked if these are now proposed to be smaller lots than
suggested. She stated she has complained about this at every meeting, that at a Traffic
Commission meeting, none of this was brought up. She indicated this will bring several hundred
more 'drivers to the area. She stated she already has people cutting across on Alpine instead of
driving .on Highway 10. She indicated they have a nice quiet neighborhood, and now proposing
all these houses.

Ms; Brock stated that when they bought their tots they were told they had to build on one-half of
the acre lot so the other lot could be sold off when City sewer and water came in. She indicated
she does not know why it could not be set up that the lots behind them on Kangaroo could be set
up 2 to an acre, and the lots behind them could be three or four to an acre. She stated that the
most they were told could come in here is two to an acre, which is what they have. She indicated
that when ~he sees that they are suggesting putting more in there, and rezoning to allow more, it
seems that that goes against what they were told and what they bought for 30 years ago.

Community Development Director Trudgeon noted that the minimum lot size for this area is
10,800 square feet. He stated that two lots an acre would be about 21,500 square foot lots, so
currently the zoning' would allow for more than two lots per acre. He indicated that what they are

P18

Planning Commission/October 6, 2005
