Absent: Commissioners Johnson and <br />Shepherd. .. <br /> <br />Chairperson Nixt continued the public hearing at 7:25 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7:25 <br />p.m. <br /> <br />Case #9: <br /> <br />Public Hearing - Request for Comprehensive Plan Amendment; Case of GM <br />Land Company <br /> <br />To be acted on with Case Nos. 8 and 10. <br /> <br />Case #10: <br /> <br />Public Hearing - Request to Rezone Certain Property from B-2 Business and <br />Public/Quasi-Public to Planned Unit Development, and R-1 Residential to <br />Public/Quasi Public; Case of GM Land Development <br /> <br />To bc acted on with Case Nos. 8 and 9. <br /> <br />Case #11: Request for Sketch Plan Review of Shorewalk; Case of Shorewalk, LLC <br /> <br />Assistant Community Development Director Frolik advised that Shorewalk, LLC has submitted <br />a sketch plan to develop the property east of Sunfish Lake with a mix of single family and <br />r. ownhome units. The sketch plan for Shorewalk consists of approximately 90 acres on the east <br />side of Sunfish Lake. The developer is proposing to develop the property with 343 dwelling <br />units; 71 single family and 272 townhomes. <br /> <br />Assistant Community Development Director Frolik explained the property is zoned R-1 <br />Residential and up to 4 units per acre are permitted as a Planned Unit Development (PUD) that <br />includes townhomes. The development plan will require a rezoning to PUD. The gross density <br />on the sketch plan is approximately 3.8 units per acre. At the time ofpreliminary plat approval, <br />the wetlands will have to be factored out of the calculation and compliance with the net density <br />of 4 units per acre must be demonstrated. The single family lots appear to be less than the <br />minimum required in City Code; this deviation must'be addressed as part of the PUD. <br /> <br />Assistant Community Development Director Frolik stated the sketch plan proposes connection to <br />adjacent public streets in Fox Ridge 2~d Addition and Chestnut Ridge 3~d Addition. Also, 151~ <br />Lane in Fox Knoll has been platted and constructed as a permanent cul-de-sac. However, it does <br />have a 60 foot right-of-way at the common property line with the proposed plat tO provide for <br />continuation to the south if necessary. Staff's opinion is that this extension would have limited <br />~ransportation benefits and may be eliminated if warrante& The plat will also have connection to <br />i-;unwood Drive and Sunfish Lake Blvd. Anoka County approval is required for the connection <br /> <br />Planning Commission/November 3, 2005 <br /> Page 7 of 27 <br /> <br />P37 <br /> <br /> <br />
