We offer the following comments:

General: The Subject. Property 'is located 'north of Bunker Lake Blvd. and west of the
extension of Town Center Drive. A total Of 3 acres are contained within the proposed plat.
The development consists of 72 townhome units. .

Zoning: The project area is located in the TC-4a Neighborhood District, wh/ch is intended
to allow for a full range of housing types. Townhomes are a permitted housing type in this.
District. -

Density,: The District allows for residential uses at a net density of up to 10 units per acre..-
The overall development 'site north of 11'6 is approximately 29.4 acres, including Outlot F
and North Park. Th/s calculation does not include wetlands and the remnant outlot on the
east side of Town Center Drive. The 229 units in Ramsey Town Center 8th, 9th, l0th and 12m
Additions represents a density of 7.8 units per acre.
