The submit'tail consists of 17 sheets prepared by UP, S, dated <br />October 13, 2005; with revised Grading Plan, Overall Site Plan and Building Elevation sheets <br />dated November 21,2005. We offer the following comments: <br /> <br />General: The Subject. Property 'is located 'north of Bunker Lake Blvd. and west of the <br />extension of Town Center Drive. A total Of 3 acres are contained within the proposed plat. <br />The development consists of 72 townhome units. . <br /> <br />Zoning: The project area is located in the TC-4a Neighborhood District, wh/ch is intended <br />to allow for a full range of housing types. Townhomes are a permitted housing type in this. <br />District. - <br /> <br />Density,: The District allows for residential uses at a net density of up to 10 units per acre..- <br />The overall development 'site north of 11'6 is approximately 29.4 acres, including Outlot F <br />and North Park. Th/s calculation does not include wetlands and the remnant outlot on the <br />east side of Town Center Drive. The 229 units in Ramsey Town Center 8th, 9th, l0th and 12m <br />Additions represents a density of 7.8 units per acre. The development of Outlot F wilI have <br />to demonstrate compliance with an overall site density that does' not exceed 10 units per acre. <br /> <br /> Lots: The preliminary plat is proposing to resubdivide Outlot A of' Ramsey Town Center 8th <br /> Addition into twelve (I2) tots for 12 6-unit townhome structures. The individual units will <br />- eventually be platted through the CIC process, This should be coordinated w/th the building <br /> division to ensure that the buildings and platting conform to the building code. <br /> <br />12 <br /> <br /> <br />
