Case #12: <br /> <br />Public Hearing - Request for Preliminary Plat and Preliminary Site Plan <br />Approval of Ramsey Town Center 12th Addition; Case of Ramsey Town <br />Center, LLC <br /> <br />Withdrawn by the applicant. <br /> <br />Case #13: <br /> <br />Request for Sketch Plan Approval of Ramsey Town Center 13th Addition; <br />Case of National Growth, LLC <br /> <br />Associate Planner Dalnes' advised, staff's recommendation is to table Case Nos. 13 and 14 at this <br />'time. <br /> <br />Chairperson Nixt directed staff to provide an 'overview of Case Nos. 13 and 14. <br /> <br />Associate Planner Dalnes advised that the City is in receipt of a sketch plan to plat one buildable <br />lot and one outlot as a part of Ramsey Town Center 13t" Addition. The subject property is located <br />on the northeast comer of Sunwood Drive and West Ramsey Town Center Drive. This <br />subdivision request is being considered along with a site plan review for Asissi Restaurant and <br />Nightclub. The total area of the plat is approximately 1 acre in size. Asissi is proposed for Lot 1, <br />Block 1. The proposed plat is located in the Town Center TC-1 subdistrict. There is no m)nimum <br />lot size in th/s district. Minimum lot width is 20 feetl and minimum lot depth is 80 feet. Lot 1, <br />Block 1, meets these requirements. Two new streets are being proposed as part of the plat. Staff <br />has requested a drainage and grading plan for these newly created streets. <br /> <br />Associated Planner Dalnes advised that National Growth, LLC submitted an application to <br />develop a 12,000 square foot restaurant/deli/nightclub on the property. She explained that the <br />proposed "Asissi" will provide a variety of services, including serving deli-style lunch and dinner <br />with curbside pickup and an upscale Italian dinner menu. The restaurant will convert into a <br />nightclub after 10 pm with a DJ and an exclusive VIP area, and will serve a limited late-night <br />menu. The site plan indicates an outdoor patio on ground level, a wrap-around patio on the <br />second level, and a rooftop patio, including an indoor mezzanine with doors that open to the <br />rooftop patio. <br /> <br />Associate Planner Dalnes advised parking requirements for this development Will be met through' <br />the use of the parking ramp facility. <br /> <br />Associate Planner Dalnes stated' the RTC technical advisory committee met to review the site <br />plan and building elevations. The primary concerns raised by the committee were as follows: <br /> <br />1) More detail was requested concerning the proposed building materials. The proposed <br /> materials consist of stone concrete masonry units and rock face block. <br />2) Further details were requested for the area north of the ground level patio area. There was <br /> some concern about the design and positioning of the landscaped area and the waste area. <br /> Staff is working with the applicant to attempt to resolve the desig-n issues on the north <br /> <br />P54 <br /> <br />Planning Commission/November 3, 2005 <br /> Page 24 of 27 <br /> <br /> <br />
