Off-.Street ParMng Requirements: The TC-4 District r~quires 2 off-street parking spaces <br /> for- each unit; this requirement is exceeded with the 2-car garages and the driveways. Some <br /> parkirtg is allowed on public streets, however, this may not be adequate for .overflow parking; <br /> There are additional an additional 15 guest parking spaces proposed throughout the plat. The <br /> Development Contract will require that the parking nodes be maintained by the Homeowners <br /> Association. <br /> <br />22. Driveway Length/Width: Under the TC-4a Zoning Code, driveways must be at least 20 <br /> feet, t0ut no more than 25 feet in length. Because of the curvilinear street and the unique <br /> shape and depth of the property, several of the driveways exceed the 25 foot maximum length <br /> restriction. An application for a variance has been received and will be submitted to the <br /> Board o£'Adjustment on December 1 for consideration. <br /> <br />Landscaping: The landscaping plan, dated October 13, 2005, is generally acceptable. <br />However, at ieast a couple additional shrub species should be included in the plan to provide <br />greater diversity. Due to the combination of rock face walls and steep ~ades facing Bunker <br />Lake 131vd, the additional shrub species should characteristically reach heights of at least six <br />(6) to ten (10) feet to soften these elevations. Furthermore, it may be more appropriate to <br />utilize the standard burning bush as opposed to the compact variety to gain some height, <br />again softening the view from Bunker Lake Blvd. Ali species are either acceptable or <br />pre lL~rred as outlined in the Ramsey Tree Book and meet or exceed the minimum, size <br />requirements. It appears that the square footage of canopy cover exceeds the minimum <br />required, but this cannot be verified without the total area of the site, and both the pervious <br />and impervious area calculations. A revised plan must be submitted that includes additional. <br />shrub species and the pervious/impervioUS surface calculations. <br /> <br />24. Ground Cover/Irrigation: The development is required to establish sod in all areas not <br /> improved with structures or pavement. An irrigation system will need to be provided <br /> throughout the development where sodded and landscaped areas will be established. Any <br /> irrigation systems will need to be reviewed and approved by the City Engineer. <br /> <br />25. Mailbox Location: The placement of mailboxes for the town,omc units should be located <br /> along the private streets when possible. Location of mailboxes along public streets will need <br /> to be clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />7?.6. Address Signage: The City will be requiring an address location sign (specifying the units <br /> addresses) to be placed at the entrance of all private streets. The required signage will assist <br /> emergency services in locating a specific unit when called to the site. Lq order to assist Staff <br /> i~ review of the placement of signs and to ensure an orderly look of the site, please revise the <br /> signage and striping plan to show address signs~ The address signage is subject to the review <br /> and approval of the City Engineer and Police Chief.
