Preliminary Plat and Preliminary Site Plan Review: Ramkey Town Center 12th Addition
November _.~, 2005

19.

20.

Townhouse Design/Architectural Standards: The mini'mum/maximum building height in
this district is 2-4 stories. Ali of the dwelling units are 3 stories and comply with the height
requirementsl Due' to grades, the buildings were designed with the garage as the main levet
and the living quarters are on the second and third stories.

The development is proposing one townhouse style' (row house units). The Town Center
Development Guidelines establish a brick bnhancement threshold of 35% ;of the non-glazed
area of the front facing wall, unless the building design is enhanced through other means such
as covered porch areas, broken roof lines, articulated, fagade and material or color changes.

The front facing wall contains a mix of rock face block, brick, vinyl siding and accents
consisting of cement fiber, metal fascia, and burnished block. Although this is considered the
building front, it doesn't contain any front doors. The reason for no doors is that the grades
are such that too many steps would be required to access the front doors from Bunker Lake
Blvd. However, there are 12 large Windows that project outward from the building to provide
facade articulation for pedestrian appeal. Black and white elevations have been submitted.
Color elevations are needed to confn'm the use of color changes. It appears that the front wall
will meet the Town Center guidelines.

The two end walls consist only of vinyl siding. The Guidelines discourage large expanses of
vinyl siding. Consideration should be given to incorporating additional materials changes on
the building ends.

The rear wall will act as the front door as it Will be the only entrance to these un/ts: This wall
also faces the single family homes in 8th Addition. The majority of the rear wall is made up
of vinyl siding with some rock face block accents on either end of the structure. Staff' is
recommending that the 3rd story windows contain some cement fiber board and burnished
block accents like the front. And, that additional brick be added to the gar. age level to m~ke
the entrances more appealing and inviting.

Townhouse Size: City Code requires townhouse units to be a certain size based on the
number of bedrooms the unit will have:

1 bedroom ! 700 squ. are feet
2 bedroom I 800. square feet
3 bedroom I 960 square feet

The preliminary plat/site plan submittal did not include information regarding the unit sizes.
This intbrmation must be provided at the Planning Commission meeting on December 1,.
2005.
