A tree preservation plan is not require'd as the site is void of trees. <br /> <br />i2. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, <br /> County and MSA roads, and along one side of the street for local through streets. No' <br /> sidewalks are required on cul-de-sacs. Sidewalk was constructed on the 'north side of the <br /> primary streets by others. <br /> <br />Park Dedication/Trail DevelOpment: Per the Master Development A~eement, the City <br />and the Master Developer have negotiated a Park and Trail' DediCation Agreement. in <br />accocdance with the Park and Trail Dedication Ag'reement, there is no park dedication or trail <br />development fees owed on this plat. However, there is a park payment obligation in the First <br />Amendment to the Master Development A~eement. that requires a cash payment to the City <br />upot~ sale of the property in an amount equal to 750 times the number of eligible units on the <br />properS, in accordance with the zoning regulations. <br /> <br />i4. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br /> comp {eted that anticipated the type and size of development shown on the plat. Tire proposed <br /> development is consistent with the traffic modeling system used as part of the AUAR <br /> analysis. Regional road improvements to facilitate the whole Ramsey Town Center <br /> development have been agreed upon and have already begun construction. This proposed <br /> development does not generate more traffic than was anticipated. <br /> <br />15. Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. This fee <br /> will need to be paid prior to the City releasing the final plat mylars for recording. The fee in <br /> place at the time of the plat approval will .be charged. <br /> <br />16. Semi'er and Water Trunk Fees: The 2005 Sewer and Water Trunk fees are $2,962.00 per <br /> unit. These fees will need to be paid prior to the City releasing the final plat mylars for <br /> recording. The fee in place at the time of the plat being recorded is the one that will be <br /> charged. <br /> <br />lT. Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway <br /> Improvements, AUAR Roadway Improvements, Parking Facility Improvements: In. <br /> accordance with City of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02-. <br /> /)tS8, assessments ibr Ramsey Town Center Phase I Roadway Improvements, Phase II <br /> R~adway'tmprovements, AUAR Roadway Improvements, and parking facility imp~:ovements <br /> shall be payable to the City in a single installment prior to the release of the final plat mytars <br /> ~.¥t' recording. Total payment due includes principal plus accrued interest in the amount of <br /> 6.3';/,, per mmum commencing February 22, 2005. <br /> <br />Other Permits.
