A tree preservation plan is not require'd as the site is void of trees. i2. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, County and MSA roads, and along one side of the street for local through streets. No' sidewalks are required on cul-de-sacs. Sidewalk was constructed on the 'north side of the primary streets by others. Park Dedication/Trail DevelOpment: Per the Master Development A~eement, the City and the Master Developer have negotiated a Park and Trail' DediCation Agreement. in accocdance with the Park and Trail Dedication Ag'reement, there is no park dedication or trail development fees owed on this plat. However, there is a park payment obligation in the First Amendment to the Master Development A~eement. that requires a cash payment to the City upot~ sale of the property in an amount equal to 750 times the number of eligible units on the properS, in accordance with the zoning regulations. i4. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was comp {eted that anticipated the type and size of development shown on the plat. Tire proposed development is consistent with the traffic modeling system used as part of the AUAR analysis. Regional road improvements to facilitate the whole Ramsey Town Center development have been agreed upon and have already begun construction. This proposed development does not generate more traffic than was anticipated. 15. Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. This fee will need to be paid prior to the City releasing the final plat mylars for recording. The fee in place at the time of the plat approval will .be charged. 16. Semi'er and Water Trunk Fees: The 2005 Sewer and Water Trunk fees are $2,962.00 per unit. These fees will need to be paid prior to the City releasing the final plat mylars for recording. The fee in place at the time of the plat being recorded is the one that will be charged. lT. Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway Improvements, AUAR Roadway Improvements, Parking Facility Improvements: In. accordance with City of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02-. /)tS8, assessments ibr Ramsey Town Center Phase I Roadway Improvements, Phase II R~adway'tmprovements, AUAR Roadway Improvements, and parking facility imp~:ovements shall be payable to the City in a single installment prior to the release of the final plat mytars ~.¥t' recording. Total payment due includes principal plus accrued interest in the amount of 6.3';/,, per mmum commencing February 22, 2005. Other Permits.
